How Much is My Home Worth?

As trends change and values explode in the Gallatin Valley, what is the best way to evaluate how much your home is worth? There is an array of factors that contribute to this answer that I use when evaluating price. Here are three main ones:

1. Know your market. Bozeman’s market is going to be different from Belgrade and Manhattan. It’s important to know areas and neighborhoods for what homes sold for in the last 3-6 months that could compare to yours. Compare lot size, number of beds/baths, year built, amenities and any other factors that seem attributable to your property. 

2. Separate nostalgia from the hard value. It is easy to feel like the home you’ve lived in for the last 3-30 years has a ton of value from the time you’ve spent enjoying it and/or working on it. The general buyer is not going to see the same nostalgic factors as you. Make sure you know what adds hard value such as a strong floorplan, fresh paint, new roof and updated appliances. 

3. Ask your Real Estate professional! This is what I do for a living, as do all other professionals in my field. We have access to all the most up-to-date data about housing. And speaking of data… I pulled the Median Sale Price for the last 10 years for all residential-type properties in Bozeman City Limits. The second chart shows the incredible growth of just CONDOS.
