Preparing Your Property for Sale
Now that it is officially spring (yes, I know, the flowers are still wondering where the sky is), it is not too early to prepare your home for sale. If you are thinking about selling this spring or summer, here are my pointers that deliver the biggest bang for the least bucks:
- 1) Clean up the entry. This means snow shovels or gardening tools put away. Powerwash the area leading to the entry. Wipe down or even repaint/stain the front door.
2) Wash windows and screens and wipe down sills and baseboard trim.
3) Organize closets that are cluttered.
4) Replace any windows with broken seals (foggy windows).
5) Power wash other patios or decks.
6) Remove non-essential items from the kitchen counter.
7) Recaulk showers and tubs with a fresh bead of caulk.
8) Start to declutter by packing in boxes (not just put in another room) non-essential household items. Think of it as a head start on moving!
9) Touch-up paint where needed on the interior and exterior.
10 ) Have the furnace/boiler serviced. It’s best to know ahead of time what will be discovered during an inspection. Also, it gives Buyers the sense that the homeowner stays on top of things by handing them a recent service receipt.
11) Replace a worn-out or non-functional kitchen appliance.
Remember, this is not the time to start a remodel. Painting a brightly-colored room a neutral color – yes. Tearing out your dated kitchen – no. There is always more to do but these tasks are a good checklist from which to begin.Â
